Specialist Disability Accommodation (SDA)

Specialist Disability Accommodation, often called SDA, is housing designed for some people with very high support needs. SDA funding and daily living support are separate questions, so it is important to understand both the home and the support arrangement.

Planning your search

Start with the person’s goals, location, preferred contact method and funding arrangement. Include any communication, accessibility, language, cultural or scheduling preferences. This helps providers explain whether they are a practical fit before anyone commits.

Questions worth asking

Ask about the SDA design category, accessibility features, tenancy terms, location, transport, vacancy timing and whether you can visit before deciding. Confirm which organisation provides daily living support and how the arrangement works if that provider changes.

Funding and choice

Funding rules and provider arrangements vary. If you use NDIS or aged-care funding, check whether the provider can work with your management type and explain all fees before services begin. You can compare options and choose the provider that feels right for you.
